Normal wear versus damage
Most agreements distinguish normal wear (slight paint fade, ordinary marks on floors) from damage and neglect (holes, deep stains, breakages, built-up grease). A tenant is not normally required to repaint or renew what ordinary ageing explains, but the apartment is expected to be clean and clear of rubbish and belongings.
Terms differ from lease to lease, so check your tenancy contract and what you agreed with the landlord or the property office about cleaning, maintenance and repairs, and do not rely on general habits that may not apply to your case. If there is an original handover record keep it and compare against it.
What a landlord often checks
- Cleanliness of the kitchen, fridge, oven and cabinets
- Bathrooms, scale, smells and drains
- Floors, stains and corners
- AC units, their filters and their condition
- Glass, windows and fixed curtains
- Doors and wardrobes inside
- The balcony and storeroom if there are any
