Move-In Cleaning Checklist for Villas and Apartments in Jeddah: The Right Order and the Spots People Forget

Steps for cleaning an empty home before furniture goes in, a room-by-room list, the places most people miss, and how to document condition at handover.

The best chance to clean a home thoroughly is before the furniture goes in, because floors, cabinets and corners are exposed and everything can be reached. Once the belongings arrive, cleaning behind and beneath them is much harder and often never happens.

Whether you are moving into a rented flat, a new villa or a home you have bought, an organised checklist saves time and makes sure no important spot is skipped. When moving out, the same list helps hand the property back in good condition and document it.

This guide suggests an order of work, a room-by-room list, points that are often forgotten, notes specific to villas and flats in Jeddah, and tips for documenting condition at handover.

Quick Summary

  • Clean before furniture arrives, when surfaces and corners are exposed.
  • Work top to bottom and from the farthest rooms toward the entrance.
  • Do not forget cabinet interiors, AC vents and window tracks.

In-Depth Guide

Five Stages of Move-In Cleaning

From timing to documentation, in a proven order.

Step 1

When to Clean: The Moment That Saves the Most Effort

The best time is after you receive the property and before furniture and flooring items go in. At this stage the rooms are empty, so you can reach floors, cabinets and beneath fixed appliances without obstacles, and deep clean freely.

If the home is new after finishing or renovation, it needs post-construction cleaning first to remove dust and debris, then move-in cleaning. If it was occupied before, the job is removing the traces of previous occupancy such as grease, stains, smells and dust.

Schedule the work at least a day or two before the move so floors and surfaces have time to dry and air, and you do not have to move furniture onto damp surfaces or into strong cleaning smells.

Questions Before Setting the Date

  • Is the property new after finishing or previously occupied?
  • When is the move and is there time for drying in between?
  • Is any maintenance or painting still outstanding before cleaning?
  • Are water and electricity connected and working?
  • Who will do the cleaning: you or a specialist team?
Tip

Do not clean before painting and maintenance are finished, or you will repeat the work after the last of the dust.

Step 2

The Room-by-Room List: An Order That Avoids Repetition

Start high: fans, light fittings, vents and top shelves, then walls and door and window frames, then cabinet interiors, and floors last. Move from the farthest rooms toward the entrance so you do not walk across what you have cleaned.

The kitchen needs particular care: inside cabinets and drawers, worktops, sink and taps, oven and hob if present, the extractor, and behind fixed appliances where possible. Bathrooms need descaling and cleaning of basins, toilets, partitions, mirrors and floors.

Bedrooms and living rooms need wardrobes and drawers cleaned, door and window surfaces wiped and floors done, with any stickers or leftovers from earlier occupants removed. The entrance, corridors and stairs need attention to handrails and floors.

Suggested Order of Work

  • High areas first: fans, lighting, vents and top shelves
  • Walls, door and window frames and switches
  • Kitchen: cabinets, surfaces, sink, appliances and extractor
  • Bathrooms: scale, toilets, partitions and mirrors
  • Floors last, from the farthest room toward the entrance
Step 3

The Forgotten Spots: What Most People Miss

The inside of cabinets, drawers and shelves is the most forgotten, even though they will hold your clothes and cookware. Wipe them with a suitable cleaner and let them dry open before filling. The same goes for the tops of tall cupboards, where dust collects.

AC vents and filters, sliding window tracks, balcony corners, floor drains, the underside of fixed appliances, and switch and socket plates all hold dust and residue. Check balcony and roof drains to avoid blockage and leaks.

Also consider the water tank if you know when it was last cleaned, because with used properties you should not assume it has been done. Tank cleaning is specialist work done with the right precautions.

Points to Check Before Moving In

  • Inside cabinets and drawers and the tops of tall cupboards
  • AC vents, filters and window tracks
  • Balcony, roof and bathroom drains
  • Beneath and behind fixed appliances
  • Switches, sockets and light fittings
Safety Note

Do not clean sockets and switches with water, isolate power in work areas, and leave tank cleaning and high surfaces to a specialist team.

Step 4

Cleaning a Villa vs Cleaning an Apartment Before Move-In

An apartment is smaller and simpler to plan: one entrance, a short corridor, usually a couple of bathrooms, a kitchen and a few rooms. The challenge lies in building rules: access, working hours, the lift and neighbours, so arrange these before the appointment.

A villa needs broader planning: several floors, stairs, more rooms, a majlis, halls, an annex, a roof, a garden and parking. It may include ground and roof tanks and several AC units. Splitting the work across an organised team saves a lot of time.

In both cases write a checklist that defines scope: what is and is not cleaned, and whether it includes the yard, roof, AC units and tanks. A handover checklist prevents misunderstandings later.

What Villas Add to the List

  • Stairs, handrails and extra floors
  • Majlis and large halls
  • Roof, yard, annexes and parking
  • Ground and roof tanks
  • More AC units and bathrooms
Step 5

Documenting Condition at Move-In and Handover

Photograph the initial condition of the property before and after cleaning, with clear pictures of each room, surfaces, cabinets and appliances. If you notice defects such as cracks, old stains or earlier damage, record them and keep the photos, since they protect you from disputes later.

When vacating a rented property, review the lease terms about condition and cleaning on return, since they may require handback in good condition. Move-out cleaning prepares the property for handover but does not replace reviewing the lease and agreeing with the landlord.

Keep the signed checklist, photos and confirmation messages with the cleaning company if you used one. If you spot a shortfall, get in touch the same day with details and photos, which speeds up resolution.

What to Document

  • Photos of each room before and after cleaning
  • A note of defects or pre-existing damage
  • A signed checklist after cleaning
  • Confirmation messages with the company
  • Lease terms about condition at handover
Note

We do not give legal advice. Check your lease or a specialist about handover and take-over obligations.

Practical Decision

When Do You Clean Yourself and When Do You Use a Team?

Decide by property size, your time and the condition of the home.

Self-Cleaning Is Enough When

  • It is a small flat in good condition
  • You have enough time before the furniture move
  • The previous occupants left it fairly clean
  • There is no finishing or painting work
  • You have suitable tools and cleaners

A Specialist Team Is Better When

  • It is a villa or multi-floor home with large areas
  • The property follows finishing or renovation
  • Previous occupancy left heavy soiling or smells
  • Time is tight before the move
  • Tanks, AC units and high surfaces need cleaning

Common Questions

Frequently Asked Questions

Frequent questions about cleaning before move-in and after move-out.

Should I clean before or after moving furniture in?+

Before, always, because floors, cabinets and corners are exposed. After the furniture arrives it is hard to reach what lies behind and beneath it.

How long does a villa take to clean before move-in?+

It depends on size, condition and team size, and can run from a day to more. Ask for an estimate after describing the property and sending photos.

Should I clean the water tank before moving in?+

With used properties do not assume it has been done. Tank cleaning is specialist work needing safety precautions, so ask when it was last cleaned or use a specialist.

What is the difference between post-construction and move-in cleaning?+

Post-construction removes building dust, paint and plaster debris, while move-in cleaning prepares the property for living by dealing with dust and traces of previous occupants. New properties may need both.

Does the clean include inside cabinets?+

That should be written into the agreed scope. Clean cabinet interiors matter before you fill them, so ask for them to be included clearly.

How do I document the condition of the property?+

Photograph every room before and after cleaning, note old defects, and keep the checklist and confirmation messages. Check your lease on handover.
